Modified Bitumen roof systems are typically multi-ply systems that feature several layers of protection and can be installed using hot asphalt, cold-applied adhesive, hot air, or open flame torch.
The main advantages are high tensile strength, puncture resistance, UV protection, and multi-layer waterproofing.
As the name implies, the asphaltic based waterproofing sheet has been modified with plasticizers or rubber polymers.
Some of the modified systems are “hybrid systems” utilizing built-up methods along with the modified materials.
Typically, UV protection from membrane degradation would be provided by either a coating, ceramic granules, or a gravel surface finish- depending on the system selection and specification provided by either the Roof Consultant, Architect, or Roofing Contractor.
Manufacturers offer various long-term warranties for up to 30 years.
